An Investigation on Construction Project Performance by Local Construction Contractors in Kenya.
Abstract
Completing construction projects in Kenya successfully is a continuous difficulty for local contractors, as research shows they often have difficulties in meeting schedules, sticking to budgets, and meeting specifications. This research aimed to analyze the performance of building projects carried out by indigenous construction contractors in Kenya. The study aimed to analyze the impact of socio-political factors, adequate funding, and project team management on construction project performance by local contractors in Kenya. This research was based on Stakeholder Theory. The analysis focused on 1661 contractors registered by the National Construction Authority to carry out construction works, road works, and water works in Nairobi County in 2021. The contractors were classified into NCA 1, NCA 2, and NCA 3 according to their registration status. 30% of the sample was included in the research, resulting in a projected sample size of 498. Questionnaires were sent to gather the data from the participants. The data was encoded, imported into a spreadsheet, and analyzed using Statistical Packages for Social Sciences (SPSS) Version 21. Descriptive statistics include quantitative methods such as absolute and relative frequencies, as well as measurements of central tendency and dispersion, which are represented by the mean and standard deviation. The researcher used multiple regression analysis to determine the correlation between dependent and independent variables. The research found a notable positive correlation between construction project performance by indigenous contractors in Kenya and socio-political parameters. A rise in socio-political elements is linked to enhanced construction project performance by indigenous contractors in Kenya. The data suggest a strong and substantial association between the performance of construction projects by indigenous contractors in Kenya and funding. Finally, the study concludes that there is a strong positive significant relationship between project team management and Construction project performance by local contractors in Kenya. The study recommends that to mitigate potential hurdles, local contractors should prioritize compliance with all relevant regulations and standards. This includes obtaining necessary permits, adhering to building codes, and ensuring transparency in project documentation. Engaging legal advisors or consultants familiar with Kenyan construction laws can help navigate the regulatory landscape effectively. Contractors should conduct thorough risk assessments that take into account Kenya's political climate. In addition, the study recommends that Local contractors should conduct thorough feasibility studies and financial assessments before commencing a project. This includes accurately estimating costs, identifying potential funding sources, and developing a comprehensive budget. Early financial planning ensures that the project has sufficient resources to progress smoothly and minimizes the risk of funding shortages later
